Sellers

Covering the entire residential property spectrum, from first time buyer apartments to large family homes and investment properties. Vendors choosing London Sales & Lettings will receive professional and experienced service from people who care about the reputation of this independent agency and have an excellent understanding of the London property market.

Marketing is key to property sale success. We won’t resort to the oldest trick in the book of simply flattering you with an inflated asking price in order to win your business. We will use our understanding of the market and well-researched evidence that supports our advice.

You will also find that as we seek to understand our buyers we are able to draw from years of experience. It may be that your house is well-suited to someone who might otherwise not have seen it without our encouragement!

Why not put us to the test? Indeed, we are confident that we’ll not only deliver the results you seek, but that you’ll enjoy our service along the way, that, unlike most estate agents, we won’t ask you to sign a long-term sole agency agreement!

Upon deciding to sell your property, you will need to ensure that you have an Energy Performance Certificate (EPC) in place before you actively market your home.

An EPC is legally required documentation that reports on the energy efficiency of the property you are selling, rating your property’s energy effectiveness on a scale on A to G. Your EPC must be in place before you put your property on the market, as potential buyers will need to see it at the earliest opportunity. Failure to comply with EPC legislation could result in a fine.

We are happy to recommend or arrange qualified assessor to prepare an EPC for you.

Over the years we have established excellent connections- should you require.

Before you decide to sell put yourself in a buyer’s position have a good look at your property and imagine you were looking at it with a view to buying it. What improvements can be made to enhance your property?  Just tidying up and decluttering or moving furniture around can make a huge difference how a prospective buyer will see the property. First impressions are extremely important if you have a front garden, is it tidy and the grass cut & is the paintwork in good order. You do not need to spend a fortune to enhance your property,  the better the property shows the chances of getting closer to your asking price are increased. Our sales valuers are happy to advise should you wish.
