Should you decide to rent a property through us you will be renting through an agency who are members of ARLA - Association of Residential Letting Agents:

As a tenant renting through an agency who are members of UK's foremost professional body for letting you can rest assured that any money paid over to the agent is secured.

Where fees are incurred we aim to keep them low:
Some landlords ask The London Letting Company to employ an independent inventory company to produce an inventory for their property at the begining of the let. Where this applies, you will be liable for a check in fee the cost is dependent on the size of the property (for example a one bedroom flat will be approx. £120 plus VAT). When the inventory company carries out their inspection at the end of the tenancy the landlord will be responsible for the cost. If applicable, the checkout report forms an important part of how the return of your security deposit is arranged. The exact cost will be confirmed prior to agreeing to rent a property.

Holding Deposits
A deposit of one or two weeks rent will be required to reserve a property.
If there is an administration fee it will be £60 between tenants.

Security Deposit
If a security deposit is required it will, unless stated be six weeks rent. The deposit is registered and protected by a Government authorised body.

Tenancy Agreements
All properties are to be let for a minimum period of one year in certain circumstances we may agree to six months plus.

Rent is paid monthly and unless stated you will be responsible for Council Tax, gas, electricity, water rates and telephone charges in addition to the rent.

Before you move into a property, you need to satisfy the Landlord that you can afford to pay the rent and that you will look after the accommodation. We require all tenants to be referenced through a reference company at a cost of £30 per tenant and guarantor if applicable. All tenants will be asked to provide photo ID & proof of address.

Joint Tenancies
Where more than one person is to live in a property, every tenant will need to sign the Tenancy and the rent will become the responsibility of all occupants (If one person leaves the property the entire rent will still be due).

Notice To Leave
If you want to leave a property at the end of the Tenancy, you must give one month notice in writing. If there is more than one Tenant, notice must be given by all Tenants unless you have someone to replace them.

Tenants Changing
A change of an occupying tenant subject to referencing & landlords consent during an existing period £140.00.
